This new 12-story, 750,000-SF medical office building (MOB) is located on the Baylor Scott & White downtown campus. It provides a large, mixed-use urban office building that caters to the needs of the nearby community and successfully addresses several difficult design and layout issues that arose during the build.
The Gaston MOB is an important part of its urban environment, and provides visitors convenient food and parking options that blend into the surroundings. The bottom floor features a coffee shop, sandwich shop, and banking that opens up to the street level for a pedestrian-friendly design. This MOB’s six-level, 175,000-SF parking garage also provides parking for visitors for the MOB and Baylor University Medical Center at Dallas, a nearby hospital.
This 76,500-SF full-service boutique hospital offers a high level of care in a more personal environment. The modern facility was designed to enhance the quality of patient care, leading to better patient outcomes and higher levels of patient satisfaction. The hospital includes 50 inpatient rooms, three advanced operating suites, 10 emergency treatment rooms, a high complexity laboratory, and a full radiology suite, and is capable of inpatient and outpatient surgical procedures. Designed from the patient’s point of view, the hospital also includes private rooms, an Epicurean kitchen and grill, complete with an onsite chef.
The Parkland Health & Hospital System, Dallas’ county health provider, partnered with Frazier Revitalization, Inc. to create a new 44,000-SF clinic, providing access to primary care services for adults, children and the elderly in an area of the city where medical care is largely unavailable. The facility is divided into four primary areas to provide services to each patient constituency, including exam rooms, phlebotomy and lab services, diagnostic imaging, provider offices, and administrative and conference spaces. The clinic is designed to meet or exceed sustainability requirements under the Dallas Green Building program. CEC’s scope of work involved design-assist with DD-level documents.
